The dirtiest concrete on the property is the one you walk across every day.

Garage floors take everything the car brings home: oil and coolant drips, road grime, and every winter a steady melt of magnesium chloride slush that dries into a white crust and eats at the surface. Add dust, lawn equipment, spilled paint and the occasional pet, and most garage floors have not been truly clean since the house was built.

The problem with cleaning a garage is where the water goes. Hose it out and you push oil and deicer onto the driveway and into the street. We degrease the floor, clean it with a surface cleaner, and capture the wash water so it leaves with us. That matters everywhere, and inside the City of Boulder it is required.

Why Colorado garage floors need more than a hose

From November to April every Front Range car drags magnesium chloride into the garage. It melts off, dries into a white film and goes right back into the concrete pores. Over a few winters that is what causes the pitting and scaling you see around the parking spots.

An annual cleaning after the last snow, and a sealer or coating on top, keeps the slab solid and makes the next cleanup a broom job.

  • Deicer crustMagnesium chloride is hard on bare concrete. Cleaning it off every spring stops it from working deeper into the slab.
  • Oil that setsDrips that sit through a hot summer bake in. Treating them in the spring is far easier than in the fall.
  • Water where it should goGarage wash water carries oil and deicer. Capturing it is the responsible way to do the job, and in Boulder it is the only way.

How a garage floor cleaning goes

  2. Clear and protect

    Vehicles out, floor cleared, walls and door seals protected.

  3. Degrease and clean

    Stains are treated first, then the whole floor is surface cleaned with the water captured.

  4. Squeegee and inspect

    The floor is dried down and we walk it with you, with honest advice on sealing or coating.

Vehicles need to be out, and the more of the floor that is clear the better the result. Shelving against the walls can usually stay. We will tell you what to move when we quote it.

It does not go into your driveway or the street. We capture the wash water, recover it and dispose of it properly. Inside the City of Boulder this is required, and we do it everywhere.

Fresh drips lift with the degreaser. Older stains that have soaked in for years can leave a faint shadow, and we tell you ahead of time if we expect one. A coating afterward hides whatever is left.

A few hours with the door open is usually enough. If we apply a sealer or coating, we give you the specific cure time for that product before we leave.
