The concrete out back works harder than the driveway, and it shows it faster.

A patio is where the grill lives, where the furniture sits all winter, where the dog lies down and where the cottonwood drops everything it has. Pool decks add chlorine, sunscreen and constant wet and dry cycles on top of that. By midsummer the surface is three different colors and the grout lines between pavers are green.

Outdoor living concrete is also the most likely to be stamped, colored, stained or coated with a textured pool deck finish, and every one of those will be ruined by a wand at full pressure. We match pressure and cleaner to the surface, pretreat the stains that need it and leave the texture, the color and the slip resistance exactly where they were.

What we clean off patios and pool decks

  • Grill grease, food and drink stains around the cooking and dining area
  • Rust rings from furniture legs, fire pits and planters
  • Green and black growth in shaded corners and along pool edges
  • Chlorine haze, sunscreen film and calcium deposits on pool decks
  • Leaf, cottonwood and pine needle tannin stains
  • Bird droppings, pollen and a season of wind blown dust
  • Dirt packed into paver joints and expansion joints

Textured acrylic pool deck coatings, stamped patterns and colored concrete get low pressure and a wide pattern. Pavers get cleaned without blowing out the joint sand, and we tell you if the joints need topping up afterward.

What a patio and pool deck cleaning includes

The same careful steps whether it is a small backyard pad in Louisville or a community pool deck for an HOA in Broomfield.

  • Surface and finish checkWe identify stamped, colored, coated or paver surfaces and any existing sealer before deciding on pressure and products.
  • Stain pretreatmentGrease, rust, tannin and organic growth each get the product that lifts them, applied before the wash so they come up instead of smearing.
  • Low pressure surface cleaningA surface cleaner at the right setting cleans evenly without stripping texture or color.
  • Edges, steps and copingPool coping, steps, planter edges and the strip along the house get finished by hand so nothing looks framed.
  • Pool and landscaping protectedRunoff is kept out of the pool and off the plants, and wash water is captured where local rules require it.
  • Sealing recommendationIf the surface would benefit from a sealer we say so and quote it. If it does not, we say that too.

Why Front Range patios need a cleaning every year

Our patios get hammered from two directions. High altitude sun fades color and bakes grease and tannin stains into the surface, then winter brings freeze and thaw cycles that work on anything the surface has absorbed. Cottonwoods, pines and aspens add a steady supply of organic stains from spring through fall.

A cleaning before the season starts and a sealer every few years keeps a stamped or colored patio looking like the day it was poured instead of fading a shade a year.

  • UV fadeColorado sun is relentless on colored and stamped concrete. Cleaning plus a UV resistant sealer is what keeps the color.
  • Freeze and thawMoisture trapped under grime and in paver joints freezes and expands all winter. Clean, dry concrete simply lasts longer.
  • Tree debrisCottonwood fluff, pine needles and leaves leave tannin stains that get darker the longer they sit.

How a patio cleaning goes

Four steps, usually finished in a single visit.

  1. Quote from a photo

Text a photo of the patio or pool deck with your town. We will tell you if it needs an in person look.

  2. Clear and protect

Furniture is moved, plants and the pool are protected and the surface is checked for coatings and sealers.

  3. Pretreat and clean

Stains are treated first, then the whole surface is cleaned at the right pressure for the finish.

  4. Rinse, inspect, advise

Everything is rinsed down, joints are checked, and we tell you honestly whether sealing is worth it.

Patio and pool deck questions

The things people ask before they book. If yours is not here, text us a photo and ask.

Yes. Stamped and colored concrete is exactly where high pressure does damage, so we use lower pressure, a wider pattern and the right cleaner instead. If an old sealer is peeling we show you before we start.

Yes. We clean pavers at a pressure that lifts dirt without blowing out the joint sand. If the joints are already thin we tell you so you can have them topped up with fresh joint sand afterward.

Almost always. Grease gets a degreaser and dwell time before the wash. Very old, deep stains can leave a faint shadow, and we tell you ahead of time if we expect one.

We keep runoff and cleaning products out of the pool and work around the coping carefully. If you have a textured pool deck coating we clean it at low pressure so the grip stays.

Spring before the season starts is the most popular, and fall after the leaves drop is a close second. Sealing needs dry, mild weather, so late spring and early fall are ideal for that.
