Concrete crack repair and resurfacing in Colorado by Colorado Concrete Revival Crack repair and resurfacing on a driveway, Boulder County

Most damaged concrete does not need to be torn out. It needs to be restored by someone who knows how.

A driveway with surface pitting, a patio with a few shrinkage cracks, steps with a spalled edge: these are restoration jobs, not replacement jobs, as long as the slab underneath is sound. Concrete repair and resurfacing is where we started, with 10 years of high end restoration work before we ever picked up a surface cleaner.

We open and fill cracks with the right repair material, patch spalls and broken edges, and when the whole surface is scaled or pitted we resurface it with a polymer modified overlay that bonds to the old concrete and gives you a new, uniform surface. When a slab is heaving, sinking or broken through, we tell you that too, because an overlay on a moving slab is money wasted.

What we repair

  • Shrinkage and hairline cracks in driveways, patios and walks
  • Pitting, scaling and flaking from deicer and freeze thaw damage
  • Spalled step edges, curbs and slab corners
  • Pop outs and surface holes from aggregate and rebar rust
  • Failed expansion joints and crumbling joint filler
  • Rough, ugly surfaces that are structurally fine but look finished with

Resurfacing can be a plain broom finish that matches the rest of the property or a decorative overlay with color and texture. Either way it is finished with a sealer so the new surface gets the protection the old one never had.

What crack repair and resurfacing includes

Proper prep is most of the job. Skip it and the repair fails in a winter.

  • Assessment of the slabWe check whether the concrete is sound, moving or settling before recommending repair, resurfacing or replacement.
  • Surface prepCleaning, grinding or profiling so repair materials and overlays bond to the concrete instead of sitting on top of it.
  • Crack repairCracks are opened, cleaned and filled with a flexible or rigid repair product depending on the cause.
  • Spall and edge repairBroken step edges, corners and pop outs are rebuilt with a repair mortar that is shaped to match.
  • Resurfacing overlayPitted and scaled surfaces get a polymer modified overlay for a new, uniform finish, plain or decorative.
  • Joints and sealingExpansion joints are refilled and the finished surface is sealed to protect the work.

Why Front Range concrete breaks down the way it does

Colorado concrete fails from the surface in. Magnesium chloride and dozens of freeze and thaw cycles a winter cause the top layer to scale and pit while the slab underneath is often perfectly sound. That is exactly the kind of damage that resurfacing was made for.

Our expansive clay soils are the other story. When a slab is heaving or settling, the problem is below it, and no surface repair will hold. That is the call we make honestly on the first visit.

  • Surface scalingDeicer and freeze thaw destroy the top layer first. If the base is solid, an overlay restores it.
  • Expansive soilsClay soils along the Front Range move. Slabs that heave or sink need the base addressed, not a patch.
  • Repair before winterA crack filled in fall keeps water out all winter. The same crack left open gets wider every freeze.

How a repair or resurfacing job goes

From a photo to a finished, sealed surface.

  1. Photo and assessment

Text photos of the damage. Most repairs quote from pictures; resurfacing usually gets a quick site visit.

  2. Prep the surface

The area is cleaned, ground or profiled and cracks are opened so everything bonds.

  3. Repair and resurface

Cracks and spalls are filled and shaped, and pitted surfaces get the overlay in the finish you choose.

  4. Seal and cure

The new surface is sealed and you get the cure times before foot and vehicle traffic.

Repair and resurfacing questions

The things people ask before they book. If yours is not here, text us a photo and ask.

Shrinkage and hairline cracks, yes. Cracks caused by a moving or settling slab can reopen because the cause is under the concrete. We tell you which type you have on the first visit so you know what to expect.

Yes, as long as the slab is structurally sound. A polymer modified overlay bonds to the prepared surface and gives you a new, uniform finish without tearing out the concrete.

A properly prepped and sealed overlay lasts for years, and resealing every few years keeps it that way. Prep is the whole game, which is why we spend most of the job on it.

Usually by a wide margin, and without a week of demolition and curing. If replacement is actually the right call for your slab we will say so.

Crack and spall repairs are often ready for foot traffic the same day. Resurfacing needs cure time before vehicles, typically a few days depending on the product and the weather. We give you the exact times.
